The Holy Trinity Parish Properties Development Update:
Around mid-May you will see fencing placed around the properties at 31st/Glisan along with sidewalk closure as required. Neighbors will be notified according to city requirements and full demolition will begin. Simultaneously, architectural, structural, civil and landscaping drawings are being finalized in preparation for the permit application. If all goes as planned, we will submit the application to the City during the month of May. Once the construction/permit drawings are completed, our contractor will create bid packages to send to sub-contractors to finalize pricing on the project and we should have the updated construction budget to proceed.
We are at a significant juncture now where your pledge fulfillment is critical. The General Assembly of Holy Trinity voted almost unanimously to move forward with the project if we could raise $2.5M by February 15, 2025. The challenge was met and exceeded thanks to you. Please send in your pledge commitments and if they were two year commitments, a payment towards the pledge. We will be talking to lenders about securing a construction loan with the hope that by the time the townhomes are built, the construction loan can be paid off through additional fundraising efforts.

The Holy Trinity Parish Properties Development Update:

The Team continues to work through all the due diligence necessary for the project. Two new entities were created as recommended by legal counsel. HTC Properties, Inc. has been incorporated with Don Ossey, President and Lynn Stavrakis, Secretary/Treasurer. Board members include Zach Stoumbos, Paula Diamond, John Young, Peter Bucuvalas, Michael Rouches and Nicholas Diamond. This entity has been added to the Archdiocese list of auxiliary organizations to receive tax deductible donations (same status as Holy Trinity Cathedral). The Board had it’s first meeting and established the limited liability company that will take title to the land and develop the townhomes – HT Townhomes, LLC. Zach Stoumbos is the Chair of the LLC. Managers include: Peter Bucuvalas, Nicholas Diamond, Don Ossey and Paula Diamond.
Demolition will continue through the month of April and we hope to submit construction documents by May. Subject to City of Portland issuing building permits, we hope to have a groundbreaking this summer.

The Holy Trinity Parish Properties Development Update:
The pre-demolition process continues with abatement, then demolition and disposal of the 4 structures. Because of the age of the structures, parts will have to be dismantled by hand. We will try to salvage and re-sell or donate any items and appliances of value. The new timeline for full demolition is for the month of March.
Festival equipment stored at AHEPA Hall has been removed and stored. Two team members, including Father Paul, along with a representative from Everett Construction presented the 12 unit townhome plan to both Kerns and Laurelhurst Neighborhood groups during February. Both groups thanked Holy Trinity for the early notice, indicative of our “good neighbor” relationship. Comments were positive and supportive.
Work continues, under the guidance of the project’s legal counsel, to establish the proper legal structure to enter into the Construction Agreement and purchase insurance. It is anticipated that construction will begin in early summer.
The project will be requiring large cash draws in the coming months. A big thank you to all who made year-end pledge payments, fulfilled their entire pledge and for all new donations to this investment in the future of Holy Trinity Cathedral.

The Holy Trinity Parish Properties Project was approved to move forward!
At today's Holy Trinity Parish Assembly, the community overwhelming voted to pass the measures to allow us to proceed with the initial fundraising efforts so we can start this exciting project for our parish and our future!
